Welcome to Twelve Oak Estate
Before Twelve Oak Estate was a wedding venue the property was built as a home by the Spence family. You may be familiar with Lexington's Floyd Spence Post Office or Spence Island on Lake Murray. Both are named for the same family. The home has been used as an equestrian farm to train and ride horses and was affectionately known as Twelve Oaks Farm.
When entering the property, guests pass through twelve live oak trees lining the driveway. These trees not only give the property it's namesake but are also the gateway to your perfect wedding setting!
Constructed in 1991, Twelve Oak Estate's grand manor is centered on over 100 acres - boasting large pastures, stables and a private 5000 sq. ft airplane hangar to be used for your wedding or event. Our unique venue offers stunning southern charm and beautiful spaces to create your perfect day.
During your tour, please feel free to take pictures or videos as you discover your favorite parts of the property. These pictures will help you remember ideas you have, and of course, you’re welcome to share them on social media!
The Grand Manor
At the center of Twelve Oak Estate's 100 acres is the Grand Manor. We invite you and your wedding party to use this beautiful space for getting ready, relaxing, enjoying a lunch and photos, too!
The upstairs suite is equipped with multiple mirrors, daylight lighting, a large walk-in closet, private restroom and access to the front balcony. A coffee bar and mini-fridge is ready to go for your refreshments!
The downstairs library is also used for getting ready and relaxing. For those who don’t take as much time to get dressed - enjoy arcade games, a mini-fridge/cooler for refreshments and a screened in back porch for lounging. Let us know if you are interested in ordering a cigar bar!
Wedding Ceremonies
There are multiple locations to hold your wedding ceremony. Many couples enjoy using the front lawn in various arrangements. The most popular arrangements are either directly in front of the main house (giving the option of having the wedding party make an entrance from inside the house) and a corner portion of the lawn that frames a beautiful oak tree on the driveway.
Other options couples have used are the Cherry Blossom Lawn (located behind the house), the open pasture next to the Dolly-House Stables, or even centered and surrounded by the large fields at the front of the property.
Several of our packages include chairs or you can rent them as needed. Our team will set up the chairs to fit your vision! We also have an arbor for your florist to decorate (or you can bring your own arbor, cross, etc).
Depending on the package you choose, our Decorations Barn can be used freely or rented to enhance your ceremony. Some of these decorations include an antique table for guest book or gifts, barrels, shepherd's hooks, easels, wood rounds, signage and more!

Welcome to the party! The Hangar previously served as an airplane hangar for a personal aircraft that utilized the fields as a runway. We have renovated this unique space to serve your reception in the best ways!
Our outdoor permit allows us to have more than enough space for even the largests of guest counts (up to 5,000 people). However, for most weddings, the inside of The Hangar works perfectly. A rentable outdoor tent is available if you would like to shade the courtyard.

Guest Parking and VIP Wedding Parking
We have plenty of on site parking! Just outside the main lawn is a fenced in field for your guest. A parking greeter will meet your guests and make sure they have a warm welcome to your wedding as they arrive. If one of your guests has limited mobility, our staff will make sure they are able to be dropped off at their desired location or transported by golf cart.
When it is time for your ceremony to begin, once you’ve given us the “Okay!”, our parking greeter will go to the street entrance of the property to greet any guests that arrive late and let them know the ceremony is in progress. This ensures that there will not be any vehicles driving in the background of your ceremony.
There is Wedding VIP parking for you and your wedding party near the house to give quick access to vehicles as you spend your day with us.
Your vendors will also be thrilled that there is parking at The Hangar for catering, bartending and entertainment at their respective locations for ease of access when loading and unloading. Their parking is located behind large gates to hide their vehicles from view of your guests and photos. Decorators, florists, cake bakers and other delivery vendors are able to easily drop off at The Hangar, too!
Dolly-House Stables
Our beautiful carriage was built in Dollywood and is affectionately known as “Dolly” - ready for you to hop on and take some photos! This area of the property serves wonderfully for your cocktail hour, photo sessions or even a ceremony. The Dolly-House Stables are included with your rental of the property.
We do not have any horses, but they are welcomed if you would like to bring your own (or we have the ability to rent them)!
Additional features include a champagne wall, a wooden bar for refreshments, chandeliers made from wagon wheels/mason jars and barrels with antique doors serving as tables. Speakers and music can be provided through us or you can bring live music for enhancement. There is also plenty of room for outdoor activities and yard games.
Cherry Blossom Lawn
Just behind the Grand Manor is a peaceful lawn with two large Japanese Cherry Blossom trees surrounded by hedges and a trellis wrapped in trumpet vines.
This scenic and private location is perfect for a ceremony or garden party. Many guests show up early to weddings and wait patiently at their seats (or try to come into the house to see you while you’re getting ready) so why not treat them to a special moment before your ceremony? With music and drinks, this is the perfect way to set the mood prior to your ceremony.
The Cherry Blossom Lawn can be used in tandem with the Dolly-House Stables.
Reserving Your Date

Congratulations on being one step closer to your wedding! Booking your date is such an exciting moment but it’s very common to feel nervous about locking everything in. However, that’s the best part! Rest assured you aren’t the first to feel the way you do - but the relief that comes once you have a date is amazing! You’ll be able to tell your friends and family your wedding date and begin booking your vendors.

For most people, planning a wedding isn’t something with which they are very familiar. Our award winning wedding team is happy to assist you along the way! If you need any suggestions or ideas for your wedding we are happy to help.

Booking your date with us is easy. We will send you a digital agreement that can be signed online. A first payment toward your wedding of 25% will buy your date. This payment can be made with a check, cash, Venmo or CashApp. After the first payment, you can pay in any increments you would like, so long as the final payment is made 30 days before your wedding.
